The Ministry of Housing, Communities and Local Government has introduced changes today to fast-track homebuilding near train, underground and tram stations.
These changes could unlock thousands of homes around England’s railway stations. But unlocking the land is only half the challenge. Concentrating development around well-connected stations is exactly the right principle for sustainable growth. It also means transport infrastructure needs to be considered at the very start of development – not once the houses have planning permission.
For some locations the existing station will be sufficient. Elsewhere, growth may require additional entrances, accessibility and capacity improvements, better interchange or potentially entirely new stations. The opportunity is to plan housing and rail infrastructure together: identifying where investment in the railway can unlock greater development, economic growth and better-connected communities.
